A Dutch study determined the increase in property value for homes with nearby landscape amenities, based on the type of amenity. The most economically significant amenity, having a water body adjacent to the back yard of a house, increases its value by 28%. A pleasant view of natural open space or water increases property value by 8-10% and 6-12%, respectively, which could be added to the 6% increase in property value for houses within walking distance of these features. Conversely, views of multi-story apartment buildings decreased house prices by 7%.
